The Repository opens on November 15, and we will begin to accept bids by mail starting on November 1. Letters will be mailed out in a timely manner.


LAND REPOSITORY SALE

THE COUNTY OF PIKE HAS ESTABLISHED A REPOSITORY FOR UNSOLD PROPERTY IN ACCORDANCE WITH THE PROVISIONS OF THE ACT OF JULY 7, 1947 (P.L. 1368, NO. 542) AS AMENDED. THESE PROPERTIES HAVE PREVIOUSLY BEEN EXPOSED TO JUDICIAL SALE.

THE COUNTY OF PIKE THROUGH THE PIKE COUNTY TAX CLAIM BUREAU IS SOLICITING BIDS IN WRITING IN A SEALED ENVELOPE MARKED "REPOSITORY BID” ON THESE PROPERTIES. ALL BIDS SHOULD BE MAILED TO DIRECTOR, PIKE COUNTY TAX CLAIM BUREAU, ADMINISTRATION BUILDING, 506 BROAD STREET, MILFORD, PA 18337, PHONE # (570) 296-3407. 

BIDS WILL BE OPENED ON WEDNESDAY NOVEMBER 15, 2023.

 THE TAX CLAIM BUREAU RESERVES THE RIGHT TO REJECT ANY AND ALL BIDS.

STARTING BID IS $1,250.00***(see below) PLUS FILING FEES. FILING FEES INCLUDE: Transfer Tax (2% of the bid amount), Recording fee of $83.75, Prothonotary Fee of $5.50, and Deed Preparation of $50.00.

THE BIDDER WILL BE NOTIFIED BY MAIL WITHIN 14 DAYS WHETHER OR NOT THE BID WAS ACCEPTED. ** IF ACCEPTED, THE LETTER WILL PROVIDE THE AMOUNT NEEDED AND ANY OTHER INFORMATION NEEDED TO COMPLETE THE TRANSACTION. THE BIDDER HAS 10 WORKING DAYS FROM THE DATE OF THE LETTER TO SUBMIT PAYMENT USING CERTIFIED FUNDS (BANK CHECK, CERTIFIED CHECK OR MONEY ORDER).

 ** IN DELAWARE & GREENE TOWNSHIPS, AUTHORIZATION FROM THOSE TOWNSHIPS TO SELL IS REQUIRED. AS A RESULT, IT WILL TAKE LONGER IN THOSE TOWNSHIPS. LETTERS WILL GO OUT AFTER WE GET RESPONSE FROM TOWNSHIP.

IF SUBMITTING A BID ON BEHALF OF A CORPORATION, LLC OR TRUST, PLEASE SUBMIT A COPY OF THE DOCUMENTS RECEIVED FROM STATE SHOWING THE BUSINESS IS REGISTERED, AND IF A TRUST, THE COVER PAGE, PAGE LISTING TRUSTEE AND SIGNATURE PAGE.

THESE PROPERTIES ARE BEING SOLD "AS IS" AND NO GUARANTEE OR WARRANTY IS GIVEN AS TO ANY MATTER WHATSOEVER, INCLUDING, BUT NOT LIMITED TO, THE SUITABILITY OF THE PROPERTY FOR BUILDING PURPOSES.

BE SURE TO DO YOUR “DUE DILIGENCE” BEFORE SUBMITTING A BID

(PURSUANT TO 72 P.S.}5860.627,) THESE PROPERTIES SHALL BE CONVEYED TO THE SUCCESSFUL BIDDER UPON PAYMENT OF THE AGREED PRICE, FREE AND CLEAR OF ALL TAX AND MUNICIPAL CLAIMS, MORTGAGES, LIENS AND CHARGES AND ESTATES OF WHATSOEVER KIND, EXCEPT GROUND RENTS SEPARATELY TAXED, PROVIDED THE CONSENT THAT IS REQUIRED BY 72 P.S.5860.627 ARE RECEIVED.

Pursuant to Section 619(a) of the Real Estate Tax Sale Law, 72 P.S. Section 5860.619(a), the successful bidder, including any corporation, partnership, limited liability company, business trust, estate trust or other association of the successful bidder, must certify that the bidder is not delinquent in paying real estate taxes to any of the taxing districts where the property is located, and that the successful bidder has no municipal utility bills that are more than one year outstanding.

The Repository will remain open until July 31, 2024, at which time it will close for updating.

The bolded properties were added to the list from our 2023 Judicial Sale.

THIS IS AN ONGOING SALE TO WHICH BIDS WILL BE RECEIVED UNTIL THE CLOSING OF THE REPOSITORY SALE IN JULY OF 2024. AS PROPERTIES ARE SOLD, THEY WILL BE CROSSED OFF THE LIST.
