About the Office

The Tax Claim Bureau is responsible for collecting delinquent real estate taxes for 3 school districts and the 13 townships/ boroughs located throughout Pike County. All Real Estate taxes are considered delinquent if not paid by December 31st of the current year. Any unpaid taxes are returned to the Bureau in January for further collection. A $15.00 fee per claim is applied. Interest accrues at a rate of 9% annually.

The Tax Claim Bureau now has available to the public our current list of Delinquent Taxes. It is a search form that you can search either by Last Name or Buiness Name. Please note that this is not a certified search. To have a certified tax search you must contact our office.

Pay Taxes by Credit Card

If you would like to pay your taxes by credit card, please follow these steps:

1. Contact our office to find out the exact amount owed. You must have your control number to identify the property you are paying on.

2. Either call 800-272-9829 and use Jurisdiction Code 4840 or go online at Official Payments. Please be aware that a nominal fee is charged by Official Payments for this service.

 

Upset Tax Sales are conducted for the purpose of collecting delinquent real estate taxes owned on any properties in the county. All liens, mortgages, etc. are carried with the sale of the property. Current year's taxes are included in the upset price at the sale. There is NO REDEMPTION PERIOD once the property is sold.

LAND REPOSITORY SALE

THE COUNTY OF PIKE HAS ESTABLISHED A REPOSITORY FOR UNSOLD PROPERTY IN ACCORDANCE WITH THE PROVISIONS OF THE ACT OF JULY 7, 1947 (P.L. 1368, NO. 542) AS AMENDED. THESE PROPERTIES HAVE PREVIOUSLY BEEN EXPOSED TO JUDICIAL SALE.

THE COUNTY OF PIKE THROUGH THE PIKE COUNTY TAX CLAIM BUREAU IS SOLICITING BIDS IN WRITING IN A SEALED ENVELOPE MARKED "REPOSITORY BID” ON THESE PROPERTIES. ALL BIDS SHOULD BE MAILED TO CYNTHIA GEHRIS, DIRECTOR, PIKE COUNTY TAX CLAIM BUREAU, ADMINISTRATION BUILDING, 506 BROAD STREET, MILFORD, PA 18337. PHONE # 570-296-3407. 

 

BIDS WILL BE OPENED ON FRIDAY NOVEMBER 15, 2019.

THE TAX CLAIM BUREAU RESERVES THE RIGHT TO REJECT ANY AND ALL BIDS.

STARTING BID IS $1,250.00***(see below) PLUS FILING FEES. FILING FEES INCLUDE: Transfer Tax (2% of the bid amount, Recording fee of $83.75, Prothonotary Fee of $5.50, and Deed Preparation of $50.00).

THE BIDDER WILL BE NOTIFIED BY MAIL WITHIN 14 DAYS WHETHER OR NOT THE BID WAS ACCEPTED. ** IF ACCEPTED, THE LETTER WILL PROVIDE THE AMOUNT NEEDED AND ANY OTHER INFORMATION NEEDED TO COMPLETE THE TRANSACTION. (PURSUANT TO 72 P.S.}5860.627,) THESE PROPERTIES SHALL BE CONVEYED TO THE SUCCESSFUL BIDDER UPON PAYMENT OF THE AGREED PRICE, FREE AND CLEAR OF ALL TAX AND MUNICIPAL CLAIMS, MORTGAGES, LIENS AND CHARGES AND ESTATES OF WHATSOEVER KIND, EXCEPT GROUND RENTS SEPARATELY TAXED, PROVIDED THE CONSENT THAT IS REQUIRED BY 72 P.S.5860.627 ARE RECEIVED.

Pursuant to Section 619(a) of the Real Estate Tax Sale Law, 72 P.S. Section 5860.619(a), the successful bidder, including any corporation, partnership, limited liability company, business trust, estate trust or other association of the successful bidder, must certify that the bidder is not delinquent in paying real estate taxes to any of the taxing districts where the property is located, and that the successful bidder has no municipal utility bills that are more than one year outstanding.

The Repository will remain open until July 31, 2020, at which time it will close for updating.

The bolded properties were added to the list from our 2019 Judicial Sale.

**- IN DELAWARE & GREENE TOWNSHIP, AUTHORIZATION FROM THOSE TOWNSHIPS TO SELL IS REQUIRED. AS A RESULT, IT WILL TAKE LONGER IN THOSE TOWNSHIPS. LETTERS WILL GO OUT AFTER WE GET RESPONSE FROM TOWNSHIP.

***-THE 7 PROPERTIES LISTED AT THE END OF THE LIST HAVE A DIFFERENT STARTING BID. THE AMOUNT AFTER THE DESCRIPTION OF THE PROPERTY IS THE STARTING BID FOR THAT PROPERTY.

NOTICE OF PUBLIC SALE
OF REAL ESTATE BY
THE PIKE COUNTY TAX CLAIM BUREAU
AS TRUSTEE, GRANTOR

In accordance with proceedings filed in the Court of Common Pleas of Pike County on November 12, 2019 to Number 1354  Of 2019, Civil, and the Court Order dated July 1, 2020, The Pike County Tax Claim Bureau as Trustee, Grantor will offer for sale the following properties situate in the Townships of Blooming Grove, Delaware, Dingman, Greene, Lackawaxen, Lehman,  Palmyra, Porter, Shohola and Westfall, Pike County, Pennsylvania on  August 12, 2020  at 10:00 o'clock A.M., prevailing time at the St. Patrick’s Church Hall, 200 East High Street, Milford, PA., 18337

 

THE OPENING BID FOR EACH OF THE PROPERTIES IS SET FORTH ON THE PROPERTY LIST  ATTACHED.
THE OPENING BID INCLUDES COSTS PLUS THE TRANSFER TAX.

All properties have previously been exposed to sale, the last date for the properties set forth below was October 7, 2019.  The last advertisement for properties situate in the Townships of Blooming Grove, Delaware, Dingman, Greene, Lackawaxen, Lehman, Palmyra Township, Porter Township, and Shohola Township, appeared in the News Eagle on August 10, 2019 and the Pike County Dispatch on August 8, 2019 and the Pike County Law Journal on August 9, 2019.  The purpose of the sale is to sell these properties free and clear of claims, liens, mortgages, ground rents, estates, except for restrictive covenants and easements set forth in deeds in the chain of title.  The petition for rule to show cause, order and notice of rule to show cause has been served or attempted to have been served on all owner(s), lien holders, if any, and other parties in interest pursuant to the Sheriff's return of service filed in the Court of Common Pleas of Pike County to No. 1354 of 2019 Civil.

TERMS OF SALE:
The purchaser (successful bidder) of any property shall pay the entire purchase money to the Bureau at the time the property is struck down.  In case said amount is not paid, the sale shall be void and the property put up again for sale.  Payment must be made by Bank Cashier’s or certified check. The Pike County Tax Claim Bureau, as trustee, grantor will issue a deed to the successful purchaser(s).  The purchasers will be responsible for payment of Real Estate transfer taxes based upon The Commonwealth of Pennsylvania, Department of Revenue common level ratio of 5.95 (or the common level ratio in effect when the deed is recorded) X the assessed value X 2%.and the recording of deed fee of $89.25 or slightly higher for additional grantees or parcels on one deed.  Pursuant to Section 619(a) of the Real Estate Sale Law, 72 P.S. Section 5860.619(a), the successful bidder, including any corporation, partnership, limited liability company, business trust, estate trust or other association of the successful bidder, must certify that the bidder is not delinquent in paying real estate taxes to any of the taxing districts where the property is located, and that the successful bidder has no municipal utility bills that are more than one year outstanding.

TITLE
It is recommended that prospective purchasers have examinations made of the title to any parcel that they may be interested in bidding on.  All properties are offered for sale by the Bureau without any guarantee or warranty whatsoever, either as to the existence, correctness of ownership, size, boundaries, locations, structures or lack of structures upon the property, liens, defects in title or any other matter or thing whatsoever.  No adjustment will be made after the property is struck down.  The Bureau will sell the property as described in the last deed of record for said property in the Recorder of Deeds Office of Pike County or by designating the tax map parcel No. of said property and makes no warranty or representation as to description nor will it make any survey on a property sold.  The Bureau reserves the right to remove properties from the sale at any time prior to the actual bidding.  Purchasers of properties in Planned Residential Communities should contact the Community Office to determine what charges, obligations or fees will be imposed upon the successful purchaser. 

SEARCH DATE 
Search dates are as set forth on the individual search sheets for each sale filed in the Court of Common Pleas of Pike County to No. 1354 of 2019 Civil.  The Bureau has attempted to include all lien holders and parties in interest and to accurately reflect ownership of the described property however, The Pike County Tax Claim Bureau assumes no liability for any errors or omissions occurring by reason of any defect or deficiency in the entire sale or search procedure.
